The objective of this research is to determine the impact of the CONEAT productivity index over farmland prices in Uruguay. The CONEAT index attempts to express the relationship between land productivity, measured in terms of meat and wool production, and the type of soil present in the land. The advantage of this index is that is easily understood by all agents operating in the agricultural sector. The main critic is that it considers exclusively parameters from livestock production, which may be questioned when applied to the comparison of land for other productive uses. In spite of this pitfall, the CONEAT index is widely used to value farmlands in Uruguay, as well as compare productivity among rural lands. In order to assess the implicit money values that land traders assign to CONEAT productivity index, a hedonic price model was estimated. This study analyzes 1,407 land transactions, representing almost 2 million hectares, carried out between December 1993 and January 2005. The findings reveal that the CONEAT index has a nonlinear positive relationship with the price per hectare. Along with productive aptitude, farm location, and market conditions, these are all relevant characteristics for farmland price formation in Uruguay.

El objetivo de la presente investigación es cuantificar el impacto del índice de productividad CONEAT sobre los precios pagados por los inmuebles rurales en el Uruguay. El índice CONEAT intenta expresar la relación entre la capacidad de producción de un predio, medida en términos de carne y lana, y las unidades de suelo que lo componen. La ventaja de su uso radica en su fácil comprensión por parte de los agentes. La principal crítica es que utiliza exclusivamente parámetros de producción ganadera que hacen cuestionable su uso cuando se comparan inmuebles con otras aptitudes productivas. Sin embargo, aun se lo utiliza frecuentemente para tasar inmuebles rurales o comparar productividad entre inmuebles. Para estimar el valor monetario implícito que los agentes asignan al índice CONEAT, se utilizó un modelo de precios hedónicos. Se analizó información correspondiente a 1.407 transacciones efectuadas entre diciembre de 1993 y abril del 2005, abarcando una superficie de 2 millones de hectáreas. El análisis revela que el índice CONEAT mantiene una relación positiva, no lineal, con el precio de la hectárea. Junto a la aptitud de uso, la localización y las condiciones de mercado, todas estas son características relevantes en la formación de precios de los campos uruguayos.
